Mark your calendars for Saturday, September 28, the date of our annual Community Garage Sale.

The cost to participate is $5.00 per household, the required City of Lake Mary permit. Each homeowner can obtain a permit in person at the City Building or register online at www.lakemaryfl.com.  The City will add the $5.00 to your water bill if you choose to apply on line. (407) 585-1448

Our entry gates will remain open from 8-1 that day; we will have directional arrow signs at main street corners with balloons; and ads will be placed on Garage Sale websites.  There will also be a large banner promoting the garage sale hanging from our entry gate counting down from “10” to “1” day(s) prior to the sale.

Suggestions…Be sure all items are clean and operational.  If you are selling an electrical item, have an outlet available to demonstrate it.  It is always helpful to have bags handy and paper to wrap breakables.  Be prepared with change, paper and pencil and a calculator.  It is more fun and a good idea to have someone work with you.  Keep the entry door to your home locked.  Perhaps younger family members could set up a bake sale or lemonade stand.

Year In-Review

The following overview outlines the goals, tasks, considerations and planning by the current board members during the June-to-June (2017-18) term.

Goals

• To continue, and investigate ways to improve, safety and security to the neighborhood
• To maintain fiscal responsibilities –
  • To be diligent in adequately funding our reserve accounts
  • To work at preserving the current monthly HOA fees
• To improve communication between the HOA Board and the residents
• To provide information on the newly installed lighted Bulletin Board
  • To improve information on our New Website. Check it out: Tuscanyatlakemary.org
  • To ensure key decisions are based on the majority voice of the residents
• To promote neighborhood participation
  • Increase resident attendance at meetings
  • Social activities
  • Neighborhood clean up
  • Etc.
• To keep our neighborhood “current”
  • To include all rules and restrictions
  • To enforce ARC codes, e.g. roofing shingles, fencing guidelines, etc.

Routine and Necessary Maintenance Items Addressed This Year…

• Sidewalk repairs
• Curbing/draining issues (related to trees and roots maturing)
• Rebuilding some major components of our irrigation system and park fountains
• Improvements to park and playground equipment
  • Repairs to dock and gazebo
  • Pressure washed entire playground area, gazebo, sidewalks, etc.
  • Painted playground equipment
  • Trimmed oak tree canopy
  • Removed dilapidated grape vine lattice and cleaned up surrounding area
  • Maintained apron around park retention pond
• Installed new security cameras after discovering the existing cameras were inoperable
  • Expanded monitoring access from security company to Premier and HOA board members
• Upgraded our outdated gate access panel
• Removed old/expired access codes
• Includes all area codes for mobile phone use/no longer 407-exclusive
• Numerous contacts to landscape company concerning poor service issues
• Interviewed many prospects to replace landscape company
• Terminated landscape company
• Contracted new landscape service provider as of 6/1/18
• Installation of new LED street lights throughout entire community (FP&L)
• No expense to HOA
• Improves neighborhood lighting
• Reduces electrical consumption/power bill

And After Hurricane Irma….

• Hurricane clean up!
• Damaged trees
• Debris clean up
• Repair to damaged community border wall

Pending Items…

• Front entrance improvements
• Refresh roundabout area/existing landscape is end-of-life
• Plans to incorporate new flag and flagpole (already purchased)
• Secure back access roadway
• Development and implementation of a rental policy
• Provides HOA/Owners with advance notice and approval of leases/tenants
• E.g. require tenant background checks to ensure community safety
• Ensures renters are aware of and held to the same HOA rules and regulations as owners
